General Terms And Conditions For Prospective Tenants

Tenancy

You will be given an Assured Short hold Tenancy Agreement, which is legally binding where you agree to take the property for a FIXED TERM period. If a group takes a property than all members of the group will be jointly and severally responsible for the total rent demanded. Usual length of tenancy is twelve months. If you need to leave during the tenancy you must either find a suitable replacement tenant or continue paying rent till the end of the tenancy. If you have signed as a group and one member leaves, the entire group will be ultimately responsible for any default in rent payment.

Responsibilities

The tenant is responsible for: Council Tax (students exempt), all utilities (gas, electricity, water and telephone) and any damage to the property, furnishings and fittings. The tenant is responsible for any insurance of his or her own personal property (example: computers, hi-fi etc)

Damage Deposit Bond

For student properties, the deposit is variable per property, for professional properties the deposit is one month rent. The deposit is held in a Tenancy Deposit Scheme for the period of the tenancy and returned after a satisfactory conclusion of the tenancy.

Rent

The rent is paid either on a monthly, quarterly or academic year basis as per agreement in advance.

References/Guarantors

All students will have to provide parent or guardian guarantees that will have to be returned within 2 weeks of signing the tenancy agreement. Non students will have to provide previous landlord, bank and employer references.

Fees

At this time, we do not charge any administration fees.

Maintenance

After the start of your tenancy you should report any maintenance problems to Grosvenor Residential office. The landlord is responsible for repairs and maintenance due to wear and tear. Any misuse or deliberate damage the tenant will be charged for the repairs or replacements.
